Residential complex TOPLA is built on the shore of the Adriatic Sea in the North-Western part of Montenegro (see the map), in the forest park zone of Herzeg Novi city. The population of this seaside town including suburbs reaches approximately 15 thousand people. It is stretched along the seashore and represents the harmonious combination of the old town and low-rise buildings in Mediterranean style. Mainly these houses have 3 or 4 floors. Pedestrian promenade of 12 kilometers long is full of shops, restaurants and coffee houses. Along the entire boardwalk sand- and pebble-beaches and relax zones with parasols and loungers are extended. Here one may find various water entertainments, terraces with amusements parks and table tennis, even the “in water” restaurant service. The city is soaking in the green and flowers, everything disposes to walks along the seaside, cozy streets, old town and the fortress (see more information in Herzeg Novi description).
TOPLA location is its advantage. The complex is situated in the forest park zone of Herceg Novi city. Along the border flows the mountain river, that brings the cool during the summertime; it is also the source of the backup water supply. Mountain waters are used in all swimming pools of the complex. Downside, the sea and promenade, is only 7 minutes by feet. Meanwhile, passing the sideways river bridge you may find yourself in thick and vacant woods with endless forest trails (this territory is not subject for real estate development). Walking in the opposite direction from the river will bring you to the shops and other infrastructure of the city, reachable by feet.
TOPLA is a low-height contemporary residential complex in Mediterranean style. Its entire surface reaches 4.500 m2. Overall there are 9 buildings, even though visually there are only 6 (3 objects are doubled). Each building has an independent permit for the construction. There are no equal layouts in the entire complex. Even within one building different floor apartments distinguish one from another by the presence of terraces and additional facilities.
Layouts of the facilities are quite various, and may be little studio apartments, one-, two- and three-room apartments with space from 28 to 140 square meters. On the top floors penthouses are situated, including two-story ones, which space varies from 140 to 280 square meters. All apartments of the complex have the panoramic not obstructed sea view, while the buildings from first to fourth have also the mountain river and waterfalls view. To each apartment, except studios, the free parking space is given.
Surrounding territory is completely terraced and covered with the natural stone. Three big swimming pools for adults and a paddling pool for children are the embellishment of the complex, around pools there are relax zones, playground, barbecue zone and gazebos. The clearest water is poured in swimming pools from the mountain stream. During the summer, when it is particularly hot, it is possible to bathe not only in pools, but also in the river, while tree canopy above it will shield out the sun. In this sense the location of the complex is unique and creates the inimitable microclimate for its guests thanks to its landscape design.
From the construction point of view, buildings are made of concrete reinforced framework and monolith armored concrete ceiling. The walls consist of hollow bricks and double-glazed units. Façade and roofs are furtherly sealed with 60 mm width styropor. The lining of the construction is made by natural stone and Bovalyth stucco. Air condition systems are installed everywhere, even if it is possible that they won’t be used with such construction. Inside the walls are plastered and painted in white tints.
Apartments finishing is included in the price and done with the usage of high-class ceramics and parquet. In the spaces in which the floor is covered with tile there is a floor heating. High-quality double-glazed units with the polished-oak finishing elements are inserted in the window openings. Energy-saving glass coating prevents from the “greenhouse effect” in the summer and from the room chilling in the winter. Finishing and furnishing of sanitary facilities is done on a turn-key basis. All necessary utility systems are brought to the places of kitchen facility, although the kitchen is not included in the price. In the buildings in which the finishing is not done yet there is a possibility of the decoration according to clients wishes.
Everyday life of the complex is provided and maintained by the Managing Company. Its responsibilities include the maintenance of the security and the preservation of complex property and its residents, organization and maintenance of smooth functioning of all its technical systems, maintenance of the pool water in the necessary sanitary condition, territory cleaning, collection of waste, information and consulting services, apartments settlement assistance, provision of wide range of paid services, such as window washing, additional adjustments of apartments, and so on.
